Welcome to This Majestic Beach Home
A true gem that masterfully combines historic charm with contemporary style. Situated on a serene, tree-lined street just north of Queen in the Beaches, this property has been tastefully renovated to preserve its original heritage features while incorporating modern amenities for today’s family.
Step onto the inviting wrap-around porch and enter a home where old-world elegance meets modern functionality. The spacious living area features a unique two-way wood-burning fireplace, seamlessly connecting the kitchen, dining and living room, creating a warm and inviting ambiance.
The custom gourmet kitchen is a culinary delight, boasting a large island and vibrant stained glass windows that add a touch of artistry. The second-floor primary bedroom is a private retreat, featuring soaring vaulted ceilings, a massive picture window overlooking a fully fenced backyard. The adjacent five-piece ensuite bath is a luxurious haven with vaulted ceilings, perfect for unwinding after a long day.
The contemporary main floor addition to the original cottage offers versatile modern living spaces that cater to today’s needs.
Upon entering the main door, you will find stunning wide plank hardwood flooring throughout the three bedrooms (or whatever use your family requires), creating a seamless flow from room to room, with the exception of the elegant slate entranceway. The bedroom/family room to the right of the main entrance is a standout feature, boasting a sleek three-piece bathroom with shower stall and a spacious walk-in closet. This space offers excellent potential as a live-in suite, ideal for those seeking convenience without the need for stairs.
The fully finished lower level offers a ‘spa’ like experience with a modern bathroom and sauna, providing an ideal space for relaxation and rejuvenation after a spirited workout in the exercise room.
Additionally, invite friends and family over to spend quality time in the bright and airy family/games room at the base of the stairs. The lower level is loaded with tones of storage rooms and a full wall bank of closets and built ins.
The recent renovation of the laundry room offers “LG” oversized front load washer and dryer along with a very large, copper laundry sink/vanity, subway tiles and practical closet/shelving unit.
The third and fourth bedrooms share a modern semi-ensuite four-piece bathroom, designed with contemporary finishes. Both rooms are equipped with walk-out access to the deck and garden, providing a seamless indoor-outdoor living experience. Custom closet organizers enhance storage, ensuring that every detail is thoughtfully considered.
This home is not just a residence but a statement of timeless elegance and contemporary comfort, located just a short stroll from the sandy shores of Balmy and Woodbine Beach and the vibrant local community.
Historical Note
The William J. Gardiner (original owner 1899 and local Jeweller) House is an important surviving example of the early development of the Balmy Beach neighbourhood. It was also the residence of Toronto artist, Nancy Caudie Wright and her family from 1940 until her death in 1997.
93 Balsam Avenue is indicative of the modest wood frame houses constructed when East Toronto developed as a seasonal “cottage” community and an important surviving example of the early growth of the Balmy Beach neighbourhood.

The Beaches
he Beach looks and feels more like a lakeside resort town, than a big city neighbourhood. In the summertime, thousands of Torontonians and tourists flock to The Beach to walk on The Boardwalk, exercise along the Martin Goodman Trail, relax by the water, or shop and dine at the colourful stores and restaurants along Queen Street.
Queen Street is the most commercial of The Beach shopping districts. Many of these stores and restaurants have a beach motif that caters to the tourist trade. The shops on Kingston Road also have a beach flavour, however they attract a more local clientele than the stores on Queen Street. About ten years back a debate took place along among local Beach residents as to what the actual name of their neighbourhood should be. Local residents agreed on one thing; they wanted some clarity and consistency on this issue. A vote was held to either go with “The Beach” name or the “Beaches”. Both were commonly used however “The Beach” won out in a close vote. Then the first new street sign was unveiled at the corner of Queen Street East and Lee Avenue proudly proclaiming “The Beach”. The artwork for this attractive blue and white street sign appropriately includes seagulls in flight. There is also a reference to the historic Kew Beach one of four historic Beach amusement parks that will be commemorated on the 98 new “The Beach” street signs that will gradually be installed along Queen Street East. The new street signs coincide with a big push by the business improvement area in The Beach to attract tourists as well as Toronto residents from across the city to this playground by the lake. To be sure there are an endless amount of things to see and do in The Beach ranging from a stroll along the boardwalk to building sand castles by the lake, or simply enjoying the vast and eclectic number of shops, cafes and restaurants.
